Defects Inspection Report

Defects Inspections are mostly carried out for newly completed homes, buildings or additions to the same. Also know as a Completion Inspection. This inspection is the most detailed inspection offered and lists all manner of defects in the condition of both structure and finishes. The inspection in methodically carried out room by room listing any and all defects found. Common defects found are items such as paint overruns, scratches to glass, damage to aluminium window frames, walls built out of plumb beyond normal tolerances, bulging plasterboard, defective cavity and sill flashing details, defects to cabinetry and many more.

In the report we compile a list of defects that are then handed over to the builder/ contractor prior to occupancy or at the latest before the defects liability period ends (usually 13 weeks from the date of practical completion). Sometimes this list can include almost 200 items and in the best cases only 3 or 4 items are found. It is recommended to have this inspection before taking possession of the property that way scratches and or broken items cannot be refuted as wear and tear.
