Pre Purchase Inspections

To buy or not to buy? That’s the big question. We asked some of our clients what they were looking for in a pre-purchase inspection report.

Their main concerns focused on structural and functional faults and defects.

  • Is the building structurally sound?
  • Is there a termite infestation, has it destroyed any part of the building?
  • How much damage is there?
  • Is it going to cost a packet to repair?
  • Does the shower or toilet leak?
  • Are there faulty electrical works; including light switches and power points?
  • Are there any recent repairs concealing major cracks?
  • Are there cracks that will re-appear?
  • Are there any illegal building works?
  • Will it become an issue if raised with the local council?

All these concerns are legitimate and we aim to answer all these and many more in our pre-purchase building and timber pest inspection reports. (Our special purpose reports promise to address particular or more specific issues).

Our aim is to inspect all aspects of a building; from top to bottom. That is covering the roof space to the interior/exterior and underside of the floor (access permitting). Where access is limited or inaccessible we can use thermal imaging cameras to assist.

We offer a significant discount if a thermal imaging inspection is included with the standard report.

We also inspect the surrounding grounds/ gardens and boundary fencing. We strive to deliver a report that answers all the client questions and clarifies all concerns before making an important decision as buying/ selling or renovating a house is made.

Our analysis on a property is based on professional expertise and almost 20 years of experience. We offer useful advice and always point our clients in the right direction when other professional advice is required; such as structural or geotechnical engineers, plumbing, electrical or asbestos removalists are needed to further clarify any specific problems.
